Rutgers' Alan M. Voorhees Transportation Center (VTC) has completed a development impact study of the 3-year-old Hudson-Bergen Light Rail Transit System for NJ Transit. Use of the line has grown by almost 50 percent since its inception and the VTC study highlights the additional, positive impact the system has had on the region. The study found that large quantities of underutilized land along the rail line, including the Essex Street-Jersey Avenue Station corridor and the 9th Street Station in Hoboken, are being reclaimed for productive use. Nearly 4,500 units of housing within walking distance to these stations have been built or are under construction, with many more units approved. The study also found that property values and ratables have grown significantly. And, as the landscape becomes more attractive, more businesses and institutions locate in the communities, creating more job opportunities and offering more services to residents. Riders now have a viable mass transit option to reduce commuting time and use of automobiles, while access to shopping, recreation, and entertainment venues have greatly expanded.
